Toronto Homes Are Taking Forever to Sell! And here’s why.
March 16, 2026 | Homeowners

Does your home present like crap?!
Yea, You Can’t Do That Anymore!
Right now, a buyer who sees your home is also seeing 5 to 10 other listings PER DAY!
Many of those sellers are coming in strong, they look like they are straight out of a magazine, staged, clean and nice curb appeal. They are doing everything they can to stand out. The average days for a Toronto home to sell now is 65 days, so putting in the minimum effort just doesn’t work…

“And YES, you need to make your bed everyday!”
We’ve had situations where agents follow up with us after a showing and the response is, “Which one was yours again?”
That’s a problem!
Most buyers and their agents have a mental top three. If your home doesn’t stand out enough to even make that list, it doesn’t matter how nice you think it is. Buyers don’t love your home just because it’s yours, sorry..

Got Curb Appeal?!
Curb appeal ties directly into making your home stand out.
Buyers start forming opinions the second they pull up to your driveway. If the grass is overgrown, the driveway looks like work, or the exterior feels neglected, buyers don’t think “potential.” They think “problem.”
We’ve had buyers say “that’s a no” before even stepping inside. Others immediately start talking about lowball offers, sometimes $200,000 under asking because the outside tells them the seller doesn’t care. Then seller think, why is my Toronto Home taking so long to sell, this is why!

Same property. Totally different emotional reaction!
Your Home is Overpriced!
Did you take the guidance of your real estate agent when pricing or did you just price higher? Of course, like any professional, you want an experienced agent that knows the market, but be honest did you take their advice?
Sellers are often afraid of leaving money on the table, but pricing high doesn’t protect you — it usually does the opposite. Today’s buyers know what else is available at that price point.
A three-bedroom, two-bath semi-detached home is not the same as a 3,000-square-foot detached five-bedroom. Look at what buyers can actually buy for that money and compare your home objectively.
You want your home to feel like a good deal, not too cheap, but not overpriced. That’s how you attract serious buyers and protect your negotiating position.

How to sell a home fast? If you’re selling a $1M home, compare it to other $1M homes. Same goes for $1.5M or $2M. You need to stand out relative to what buyers can get for the same money. That’s how value is created and how to sell quickly while knowing you’re not leaving money on the table.
Your agent’s job is to show you where your home realistically sits in the market. From there, the goal isn’t to price at the outlier that sold 10% over asking it’s to price where homes like yours are consistently selling. That’s how you sell a home fast and for the best price the market can bear.
