Fall is officially here and the GTA real estate market is showing some interesting movement! As we head further into the fall season, staying informed and understanding what the numbers mean can make all the difference when it comes to making the right real estate decisions.

Current Market Conditions

The GTA recorded 5,040 home sales in September, compared to 5,057 in August. A very slight decrease of approximately 0.34%, showing that buyer activity remained strong and relatively steady despite the traditional back-to-school slowdown. The average selling price increased to $1,006,409, first time back over the $1M mark since July 2026.

The MLS Home Price Index Composite Benchmark was down 4.7% year-over-year in September 2026, while the average selling price was down 5.1% ($1,006,409) compared to this time last year. While prices remain below the levels we saw in previous years, this monthly increase shows that the market is continuing to shift as we move into the fall.

Homes are also taking an average of 51 days to sell, remaining unchanged from August.

Demand and Interest Rates

As we move into the fall market, buyers continue to be thoughtful about their next move. With more properties available, buyers have the opportunity to compare, explore and find that right property at the right price!

The Bank of Canada key interest rate remains at 2.25%, offering some stability as buyers and homeowners plan ahead. Combined with increased inventory, this gives buyers more room to make informed decisions rather than feeling pressured to rush.

Supply of Homes

September brought 26,131 active listings, up from 24,482 in August. More inventory gives buyers greater choice and the opportunity to compare properties before making a decision. For Buyers this is the time to take advantage of the season, visit different neighborhoods, and see what feels like home.

For sellers, increased inventory also means more competition. With more homes available, realistic pricing and strong positioning matter more than ever. A home that is presented beautifully, priced strategically and marketed effectively can stand out from the competition.
